Building Community

The proprietors of Black's Bay Lodge (Glenn & Judy Black) have spent the last 22 years building their dream.  While family and friends have enjoyed the experience all along, we have recently opened the site up to access by the public.

We want to build a community of like-minded people who are willing to enjoy and share in our creation.  We recognize however, that BBay is not suitable to all people, nor all needs.  Therefore we have established policies and application forms to be sure there is an appropriate match between your needs and our ability to meet those needs.

 

Full Disclosure

Please review the details of our facilities as described on our website.  We believe in full disclosure so there are no unpleasant surprises, even if you initially forget  to ask an important question.   Detailed description of BBay's facilities, as compared to a city home

 

What's Included

You get exclusive use of BBay's cottage.  The cottage has exclusive use of the BBay waterfront (approx. 1400 ft of beach front) and the 113 acre forest during your rental period.  The Owners are local residentswill be staying in the Orchard Cottage nearby if you need help or have a maintenance problem.

Our rates are based on  $ per person per day (or week), with a minimum charge.  Children under 5 yrs. old are free.

The rental rates include energy charges (propane for the stove, fridge, hot water).

The solar/wind power generates "free" electricity, and is the recommended & normal supply.  If (for some strange reason), you choose to run the emergency gasoline engine powered electrical generator, you will be paying for the gasoline.

 

Application Priority Queue

All applications are considered on a first come-first served basis.    To be fair, the first person who has their application and waiver forms filled out & returned to BBay with their rental deposit fee (cheque, money order, or direct deposit) will get the reservation (assuming their application is otherwise acceptable).

The description of the files you will need are shown below.  These files are stored on our website.  Click on the links at the end of the lines for your browser to open them up.  Once opened, you can print them out, or save them to your hard drive to print them later.
 

Deposits

When you make your Application, you are required to make a deposit.  This Deposit will be help by BBay pending your completion of the rental period.  The Deposit is non-refundable.  If you are unwilling or unable to complete the planned rental, BBay will keep your deposit to cover our administration costs and loss of rental income.

 

Reading & Printing the Files

The files are in Adobe Acrobat 4.0 pdf format.  If your browser cannot open these files, you can download a free plug-in (Acrobat Reader from Adobe at http://www.adobe.com/products/acrobat/readstep2.html ).  Acrobat Reader will allow you to open these files & print them off.

 

Liability Waiver

Our rental policy is to choose our renters carefully; renting only to responsible adults such as yourself.

Our cottage insurance policy doesn't cover damage done by renters, so we also ask you to:

  1. Pay a deposit up front of 50% of your rental fee which also serves to hold your reservation, and insure the risk of any damage which could occur.

  2. Sign the legal waiver and indemnification agreement for BBL's benefit.

BBL realizes only a few places use a waiver as we do.  We believe the Waiver is an important part of our "full disclosure policy".

By reading the waiver, you know exactly what you are responsible for, and what BBL is responsible for.  In short, everyone is responsible for themselves & their actions.  For more info, see our BBay Rental Policy and FAQ's

 

Payment Due Dates

If there is less than 3 months away from the start of your requested rental period, we will need full payment (security deposit + full rental fee + GST) with your application.

If there is more than 3 months before your requested rental period starts, then we need the security deposit ($425 or 50% of the rental fee) paid up front with your application.  The full rental fee plus GST is due on or before 3 months prior to the start of your rental period.

 

Returning Guests

Once you have rented this year, you will have the option of renting the same time slot next year as well, provided you re-book before the deadline.  See BBL's Rental Policy for details.  After that, your spot can be rented by BBay to others.  This policy helps ensure your ability to establish a long term relationship between us.
